A Helpful Guide to Understanding CAM Licensing Requirements in Florida

    JamesBy JamesDecember 4, 2023

Florida’s Community Association Management (CAM) professionals oversee and maintain residential communities. To operate legally in this field, you must meet specific educational prerequisites, pass a licensing exam, and fulfill renewal requirements stipulated by the Florida Department of Business and Professional Regulation (DBPR).

However, you should not worry about the above requirements as you can enroll in the Florida CAM online course. A thorough understanding of these requirements is essential for aspiring and licensed CAM professionals in the state.

Initial Steps for Obtaining CAM Licensing

    Educational Prerequisites

Prospective CAM candidates must complete a 16-hour CAM pre-licensing course from an accredited provider recognized by the state, such as the Florida CAM online course. This educational course covers fundamental aspects of community association management, providing essential knowledge necessary for the profession.

    Licensing Examination

Upon completing the educational course, you must pass the Florida CAM examination administered by the DBPR. This comprehensive exam evaluates the candidate’s understanding of CAM practices, legal requirements, ethical standards, and operational procedures within community associations.

    Background Check

Applicants are subject to a criminal background check as part of the licensing process. This background check ensures compliance with state regulations and suitability for managing community associations.

    Post-licensing Education and Renewal

Once licensed as a CAM professional, there are ongoing requirements for renewal, including continuing education to stay updated with industry changes and best practices.

    Essential Components of Post-Licensing Education

    45-Hour Post-Licensing Course

CAM licensees must complete a 45-hour post-licensing education course within 18 to 24 months of obtaining their initial license. This comprehensive course covers essential topics such as real estate business planning, marketing strategies, prospecting, closing transactions, and other pertinent aspects of CAM management.

    License Renewal Fee

Alongside the educational requirements, licensees must submit a renewal fee of $32 to the Florida DBPR within 90 days of the renewal date to ensure the continuity of their CAM license.

    Key Details Regarding Post-Licensing Education

    Timeframe

The 45-hour post-licensing course should be completed within 18 to 24 months after receiving the initial CAM license. However, the state of Florida offers a flexible way to complete this course through the Florida CAM online course. Failure to fulfill this requirement within the specified timeframe may lead to license expiration or nullification.

    End-of-Course Exam

To complete the 45-hour post-licensing education, licensees must pass a 3-hour exam comprising 100 multiple-choice questions. A passing score of 75% or higher is necessary to qualify.

    Exam Retake Policy

If you fail the end-of-course exam, you can retake it immediately. However, failing a second time necessitates retaking the entire 45-hour course to fulfill the educational requirements for license renewal.

    Summary

Understanding and adhering to Florida’s CAM licensing requirements are vital for aspiring and licensed CAM professionals. Compliance with educational prerequisites, successful completion of examinations, and fulfilling post-licensing obligations are crucial steps in entering and maintaining licensure in this field.

Adherence to these requirements ensures that CAM professionals possess the knowledge and skills to manage community associations proficiently while upholding industry standards and legal obligations.
